Introducing the Cikava houses, where a new, fenced settlement with three detached houses has been created. Due to its ideal location on the Ljubljana-Grosuplje road, just off the motorway exit, it offers an excellent starting point for residents who need quick access to Ljubljana. It is located just 2 km from Grosuplje, where all the necessary public infrastructure is available.

The project, which is already under construction, is designed as an organised unit of three independent residential buildings. The focus is on a comprehensively fenced new neighbourhood with a landscaped common courtyard. This courtyard will be separated from the public access road by automatic sliding gates, which will ensure the security and privacy of the residents and thus increase the quality of living. The path to each house will be asphalted and 5 parking spaces will be available for guests.

Each single-family house is designed as a modern, energy-saving building. The starting point is to build to Extended Construction Phase 3, which means that the exterior of the house will be finished, but the finishing touches will be left to you.

Each house will have an asphalted courtyard with two private parking spaces and a greened outdoor area.

There will be quality ALU front doors by Pirnar and top quality PVC/ALU windows by Internorm. The windows will be fitted with built-in external blinds that can be operated via wall switches, ensuring intimacy and preventing overheating.The light-coloured façade will be clad with 20 cm thick Styrofoam facade panels, which will provide the highest level of thermal insulation.
The individual residential unit consists of a two-storey building covered by a gable roof, oriented on a spacious private garden.

The ground floor provides living accommodation:

kitchen, dining room and living room and ancillary spaces such as entrance hall, utility, toilet, storage room and staircase access to the first floor.
Exit to the terrace is provided on the south side of the building via the living room and a large panoramic glazed area.

The first floor consists of:

the sleeping part of the house, which is connected to the lower part via a staircase.
On the first floor, the load-bearing structure allows complete flexibility of the internal partitions between the individual rooms.
The rooms can be arranged in different ways, with two or three bedrooms, a bathroom and a study or an additional living room.
To the west there will be a driveway with optional covered parking for two cars and a shed. The private garden will have all external connections for an annual kitchen.

The quality materials, functionality, thoughtful use of space and access to recreational areas as well as the hustle and bustle of the city make the Cikava houses an excellent choice for families and couples.
